Turnover Package
A unit changing tenants.
Two visits, one side-by-side report: the unit at move-out, before repairs or cleaning, and again after repairs, as close to move-in day as you can book it. How it lines up with AB 2801.
Since April 1, 2025, under AB 2801, a California landlord who deducts for repairs or cleaning needs photos of the unit after move-out, before any work, and again after repairs. New tenancies also need photos at move-in. The Turnover Package records the first two moments in two visits. Book a Condition Scan at move-in for the third.

Required for tenancies starting on or after July 1, 2025. Add a move-in Condition Scan to your Turnover Package quote, or book it on its own.
Condition Scan
Send the move-out date when the tenant gives notice. We confirm the visit date in writing, and if a date does not work we tell you then, before your crew is scheduled.
The record gives you room-by-room photos for each moment, with the scan date and time. The invoices, the itemized statement and the 21-day deadline stay with you. It is not legal advice; check your process with your attorney. Read the AB 2801 guide.

Answer a few questions about the project and the property. Your estimate appears right away, and we confirm the price and the time within one working day.
Tell us how we get in: a lockbox code, keys at your office, or someone on site. We confirm the access plan with your quote. For an occupied unit, you give the tenant written notice at least 24 hours ahead (6 days if mailed), as Civil Code 1954 requires. We send a notice template.

Rentals and apartment buildings across LA County
From garden-style courtyard buildings in Long Beach and Glendale to small multi-unit buildings in Inglewood and Downey, each unit gets its own record for its unit file.
Including Los Angeles, Long Beach, Glendale, Burbank, Inglewood, Downey, Whittier and West Covina. We cover the rest of Los Angeles County too: travel within 25 miles of downtown Los Angeles is included, and the quote shows any fee for farther addresses. See all the areas we cover.

A condition report (PDF) with every photo, the photo files as they came from the visit, and the 3D tour link. Upload the PDF to the unit file in AppFolio, Buildium, Yardi, Rent Manager or any other system.
How do you handle many units?
Unit by unit, as notices come in: send a list, a forwarded notice or a note in the quote form. Most move-outs land at the end of the month; your quote states how many units we can record a day and how soon after a move-out date we can be there, so you can plan your crew around it. Every unit gets its own delivery link and PDF for its file. The free 5-unit pilot is where we set the routine with your team; at 50 units and up, the Portfolio Plan puts all three AB 2801 moments on one account.
Can you be set up as a vendor?
Yes. Send your vendor packet with the quote request and we complete it before the first visit. Your quote states the schedule for multi-unit days.
Does a Condition Scan help with California AB 2801?
It is built for it. To deduct for repairs or cleaning, AB 2801 asks for photos after move-out and before repairs or cleaning, and again after repairs (both since April 1, 2025), and at or just before move-in for tenancies starting on or after July 1, 2025. A Condition Scan covers one moment and the Turnover Package covers the first two: each room photographed, a 3D tour and a PDF with the scan date and time on every page, ready to attach to the itemized statement. It is a record, not legal advice; check your process with your attorney.
Is this the same as the pre-move-out inspection?
No. The initial inspection a tenant can ask for before moving out (California Civil Code 1950.5(f)) stays between you and the tenant. We can scan before or after it. Our scan is the photo record: dated photos of each room, a 3D tour and a PDF you keep with your inspection notes and your deposit itemization.
We already take move-out photos on a phone. Why use you?
Phone photos show what the person holding the phone chose to frame. A scan captures each room in 360 degrees from fixed positions, so the walls, floor and ceiling are all in the record. The after-repairs visit is shot from the same spots in each room, with the same framing, so the side-by-side pages line up. Each page carries the scan date and time, and the 3D tour lets your attorney walk the unit instead of reading a list.
Tell us how we get in: a lockbox code, keys at your office, or someone on site. We confirm the access plan with your quote. Unlock every room you booked and check that the lights work. Furniture can stay; we scan each room as it stands. Where a wall matters, clear what you can along it, because furniture hides the base of a wall. For an occupied unit, give the tenant written notice at least 24 hours ahead (6 days if mailed). We send a notice template when you book.
How long is the record kept?
Download the PDF and the original photos to your unit file on delivery; they are yours to keep for as long as your attorney advises. Do not rely only on the 3D tour link. We keep our own copy of the photos and the PDF for 3 years after the scan, then delete it.
How much does it cost?
Single jobs are priced by the size of the property: a base price covers up to 700 sq ft; above that, a set rate per square foot. The Portfolio Plan is a monthly price per unit.
Tours are unlisted: we do not publish or list them anywhere, but anyone who has the link can open it, so share it only with people who need it. We ask that rooms be empty of people while the scanner turns. If a tour shows a face, a document or a personal photo you want hidden, tell us and we’ll blur it and send you a new link. Scans are processed and hosted on the Realsee platform; we keep our own copy of the photos and the PDF for 3 years after the scan, then delete it. Tell us if you need it removed sooner.
Can I cancel or reschedule?
Yes. Cancel or move the visit free up to 24 hours before the scan. Inside 24 hours, the booking payment is kept. Jobs under $1,000 are paid in full when you book; larger jobs pay 50% to book and the rest on delivery. Move-out dates slip, so tell us as soon as yours changes. A room we could not get into is quoted as a short return visit.
On the Portfolio Plan you get one invoice a month instead of paying per booking.
